How Omoroi Osaka Finds Properties Each Week At Omoroi Osaka, we approach property searches differently from many other Japan real estate blogs or social media pages. A lot of websites and Instagram accounts post attractive “fishing properties”, homes that generate clicks and attention but were already sold long ago or were never realistically available in the first place. While those posts may gain views, they often waste buyers’ time and create unrealistic expectations. That is not how we operate. As agents based in Osaka who help buyers purchase property throughout Japan every year, we focus specifically on the Kansai region because it is the area we know best. We have personally traveled throughout Osaka, Kyoto, Nara, Hyogo, Wakayama, and Shiga countless times and have built relationships with agents, offices, and local professionals throughout the region. Every few days, we personally go through hundreds, sometimes thousands, of new listings individually. In Japan, that distance is often much more manageable than many people initially think, especially if you own a bicycle or car. The truth is, not every property purchase in Japan requires a consultation company , and in many cases, buyers end up paying ¥700,000 to ¥1,500,000 or more in extra fees that could have been completely avoided . Do You Need a Consultation Company to Buy Property in Japan? A common question we hear from buyers is: “Do you need a consultation company to buy property in Japan?”  The answer isn’t the same for everyone, and understanding when you actually need one can save you a significant amount of money. The short answer: it depends on what you’re buying. If you’re purchasing a standard property (¥20 million and above) , especially in major cities like Osaka, Tokyo, or Fukuoka, you typically do not  need a consultation company. These types of properties: Are already structured and documented properly Have active agents managing the sale Are easier to process legally and logistically In this case, working directly with a real estate agent  is the best route. That’s not normal. Red Flags to Watch Out For If you’re considering a consultation company, watch for these: 🚩 “You must go through us” There are multiple ways to buy property in Japan .
