Weekly Property Tip #3: Understanding Owner-Change Properties


One property type that buyers will often encounter in Japan is an "Owner-Change" property. These are investment properties that already have a tenant living inside the home or building at the time of sale.


When purchasing an owner-change property, the tenant does not move out and a new lease agreement is typically not created. Instead, ownership of the property transfers to the new owner, while the existing lease agreement automatically remains in effect under the same terms and conditions. The new owner simply becomes the landlord and continues receiving rental income according to the existing lease.


Because a tenant is currently occupying the property, owner-change properties are usually not available for interior viewings. In most cases, buyers must rely on the available photographs, property documents, lease information, and rental details when evaluating the investment. Japanese real estate agents generally cannot disturb tenants for property showings, which means purchasing an owner-change property often requires a higher level of due diligence before making a decision.


While this may sound unusual to some overseas buyers, owner-change properties are a very common investment product in Japan and can provide immediate rental income from day one of ownership.
