When searching for property in Japan, many buyers use websites such as At Home, SUUMO, Homes, or Nifty Real Estate. However, one thing many people don't realize is that the agent listed on these websites is often not the actual seller's agent. In Japan, once a seller's agent gives permission, other real estate companies can advertise the property as well. This means that when you submit an inquiry through many property websites, you're often contacting a buyer's agent rather than the agent directly representing the seller.
Because of this, buyers can sometimes receive limited information or experience delays while information is passed between multiple parties. Working directly with an English-speaking agent can often make the process much smoother, especially for overseas buyers who may not speak Japanese.
