Welcome to Japan’s Kansai Property Showcase: Week 96 – July 2026 – Brought to You by Omoroi Osaka.

As we continue through July, the kansai property market remains active, with a wide variety of homes, investment properties, countryside houses, and vacation homes available throughout Osaka, Kyoto, Hyogo, Nara, Shiga, and Wakayama. In this week’s showcase, we’ll be introducing six properties currently for sale across the Kansai region, highlighting opportunities for buyers with different goals, lifestyles, and budgets. Whether you are searching for a primary residence, second home, vacation property, or investment opportunity, the kansai property market continues to offer some of the most unique and affordable real estate opportunities in Japan.

One major factor many overseas buyers continue to watch closely is the Japanese yen. At the moment, the yen remains relatively weak while many foreign currencies continue to stay strong. For overseas buyers looking to buy property in Japan, this creates a favorable window for purchasing, as exchange rates can significantly impact overall buying power. If you have been considering entering the Japan real estate market and have been waiting for the right time, current exchange conditions may present an excellent opportunity to move forward while your currency remains strong against the yen.

Before we begin this week’s featured properties, we would also like to briefly mention our Japan Property Buyer Guidebook, available through our website. This guidebook was created specifically for overseas buyers who want to better understand the Japanese property purchasing process, including key topics such as legal procedures, required documents, taxes, closing costs, remote purchases, and more. If you are serious about purchasing property in Japan, this resource can help make the process much easier to understand and navigate.

Weekly Property Tip #6: Missing Property Photos on Japanese Listings

During your property search in Japan, you may occasionally come across listings with little to no interior photos. Many buyers immediately assume something is wrong, and often, there is usually a reason.

In most cases, missing interior photos come down to one of two main reasons.

The first is that the property is still owner-occupied or currently tenant-occupied. In these situations, the owner may not feel comfortable allowing interior photos to be published online. Sometimes the home may simply be lived in and cluttered, or the owner may prefer more privacy.

The second common reason is that the property is in poor condition and likely needs major renovation or full remodeling. In these cases, the agent may not spend time taking interior photos because the property is being marketed primarily for its land value, location, or renovation potential rather than its current condition.

This is why we always recommend buyers avoid judging a property solely based on the number of photos available online. Some excellent opportunities can have very limited photos, while some well-photographed listings may still have hidden issues. Proper due diligence, viewing when possible, and working with professionals who can help investigate the property are all important during your search.

As always, if any kansai property from this week’s showcase catches your interest, feel free to contact Omoroi Osaka. We’re happy to assist with property research, reviewing listings, confirming availability, arranging viewings, and helping guide overseas buyers through the property purchasing process in Japan.

Wrapping Up Week 96

That concludes Week 96 of Japan’s Kansai Property Showcase. As we continue through July, the kansai property market remains active, offering a wide range of opportunities across Osaka, Kyoto, Hyogo, Nara, Shiga, and Wakayama. From city homes and countryside properties to vacation homes and investment opportunities, buyers continue to find diverse real estate options throughout the Kansai region.

This week’s six featured properties once again highlight just how diverse the kansai property market can be. Property values in Japan can vary significantly depending on factors such as location, building age, land size, condition, nearby transportation access, zoning, and future renovation potential. Because of this, buyers should always take time to carefully compare properties and focus on long-term value rather than simply looking at price alone.

With the Japanese yen continuing to remain relatively weak, many overseas buyers are finding that now may be a favorable time to enter the Japan real estate market. Strong foreign currencies continue to create attractive purchasing opportunities for buyers looking to buy property in Japan, particularly in desirable regions like Kansai where affordability and lifestyle value remain strong.

As we discussed in this week’s property tip, missing photos on property listings do not always mean a property should be ignored. In many cases, limited photos simply indicate an owner-occupied home or a property with renovation potential. This is why conducting proper research and due diligence remains one of the most important parts of any property search.

As always, if any kansai property from this week’s showcase catches your interest, feel free to contact Omoroi Osaka.
