As we move into July, the kansai property market continues to remain active, with a wide variety of opportunities available for buyers throughout Osaka, Kyoto, Hyogo, Nara, Shiga, and Wakayama. Weekly Property Tip #5: Home Inspections in Japan


A question many buyers ask is how home inspections typically work in Japan and when the best time is to schedule one. While there are multiple ways to approach inspections, one of the most practical and respectful methods is to include an inspection clause when submitting your offer on a property.


This means that when you submit your offer, you include a condition stating that you would like to complete a home inspection before moving forward with the final contract. If the seller accepts your offer, both parties can move forward with the understanding that an inspection will be completed before contract signing.


This approach gives buyers the opportunity to properly evaluate the property’s condition before fully committing. If the inspection reveals major issues or concerns, the buyer can choose to withdraw from the purchase without either side being penalized. This creates a smoother and safer process for both buyers and sellers.


In most cases, it is not recommended to conduct a full inspection during a standard property viewing unless permission has been discussed and approved by the seller beforehand. Being respectful of the seller’s time and property is always important during the purchasing process.
