Weekly Property Tip #4: Always Check Land Ownership


One important detail buyers should always check when purchasing property in Japan is the land ownership type. You may come across properties that seem like incredible deals—beautifully renovated homes in great locations at surprisingly low prices. However, once you review the property details, you may notice that the land ownership is listed as something other than full ownership.


In Japan, this is usually shown under land rights or ownership type. Ideally, buyers should look for properties listed as Ownership (Freehold), which means you fully own both the building and the land. On the other hand, some properties are sold as Leasehold, meaning you own the building but lease the land from another party, often with ongoing fees, restrictions, or contract renewal terms.


Because of this, always make sure to check the land ownership details carefully before moving forward with any property purchase.
