- Japan’s Kansai Property Showcase: Week 81 – March 2026 – Brought to You by Omoroi Osaka
Welcome to Japan’s Kansai Property Showcase: Week 81 – March 2026 – Brought to You by Omoroi Osaka. As we continue to track and share opportunities across the region, our goal remains the same—making the kansai property market more accessible, transparent, and exciting for buyers around the world. Each week gives us a clearer picture of how the market is shifting, and as we move further into 2026, we’re beginning to see the transition out of peak moving season and into a slightly calmer period. With Sakura season just around the corner, activity will start to balance out, and buyers may begin to notice more kansai property options staying available a bit longer—creating new opportunities that weren’t as common just a few weeks ago. For Week 81, we’re introducing six properties for sale across the Kansai region, showcasing a range of price points, locations, and property types. From homes with strong access to city centers to properties offering more space and long-term value, this week’s lineup reflects the diversity that continues to define the kansai property market. We’re also excited to introduce a new weekly feature that will be launching alongside our regular showcases. In addition to our standard posts—where we typically focus on properties under ¥30 million that require minimal to no renovation—we will now begin highlighting a separate selection of ultra-affordable homes priced below $30,000 USD. These posts will feature three properties at a time and are planned to release once per week (likely Wednesdays or Sundays). These homes will be a bit different from our usual focus—often located further from major stations and sometimes requiring renovation—but they will still include full land ownership and present strong value for a different type of buyer. If you’re interested in any of these properties, feel free to reach out via our website or Instagram, and we’ll provide full listing details and access. In addition, keep an eye out for Avary (@ avary.om oroiosaka) , one of our newest team members, who will soon begin sharing property content through her own Instagram account. We’ll be reposting her content through Omoroi Osaka as well, bringing even more perspectives and opportunities into the kansai property space. As always, additional listings will be included at the end of this week’s showcase for those looking to explore even more homes across the region. There’s no subscription required—just consistent, weekly updates designed to help you better understand and navigate the kansai property market. Be sure to check back each week, and enjoy browsing this latest selection of homes. As we continue moving through 2026, each week provides new insight into how the kansai property market is evolving, especially as we begin transitioning out of the busy moving season. With Sakura season just around the corner, we expect to see a slight shift in pace—bringing a bit more stability and, in some cases, more availability across different areas of the Kansai region. This week’s six featured properties once again highlight the variety of opportunities available across Osaka, Kyoto, Hyogo, Nara, Shiga, and Wakayama. One of the key advantages of the kansai property market remains its balance between affordability, accessibility, and lifestyle. Whether you’re searching for a home near a major station, a quieter residential property with more space, or something with long-term investment potential, Kansai continues to offer a wide range of options for different types of buyers. As inventory begins to open up slightly in the coming weeks, buyers may find more opportunities to explore properties without the same level of urgency seen during peak moving season. We’re also excited to begin expanding the types of properties we introduce through this series. With the launch of our new weekly ultra-affordable property posts, we aim to highlight an entirely different side of the kansai property market—focusing on homes under $30,000 USD that offer land ownership and strong value potential. While these properties may require renovation or be located further from major stations, they present unique opportunities for buyers with different goals, whether that’s investment, renovation projects, or long-term ownership at a lower entry point. As always, preparation and timing remain important when navigating the kansai property market. Well-priced homes—especially those in desirable locations—can still move quickly. Having a clear understanding of your goals, budget, and the purchasing process will help ensure you’re ready to act when the right property becomes available. At Omoroi Osaka, we remain committed to making the process of buying property in Japan as smooth and transparent as possible for international buyers. From property searches and translations to coordinating with licensed agents and supporting clients through contracts and closing, our goal is to guide you every step of the way. Thank you for following Week 81 of Japan’s Kansai Property Showcase. - Renting Apartments in Japan: A Complete Guide for Foreigners (Osaka, Kyoto, Kobe & Beyond)
Finding the right place to live in Japan can feel overwhelming at first, especially if you're unfamiliar with the process. This guide to renting apartments in Japan is designed specifically for foreigners looking to relocate, study, or invest time living across Osaka, Kyoto, Kobe, Nara, Shiga, and Wakayama. Whether you're searching for a modern city apartment or a quieter residential unit, understanding how renting apartments in Japan works will save you time, money, and unnecessary stress. What to Know About Renting Apartments in Japan as a Foreigner When it comes to renting apartments in Japan , foreigners often face a few unique challenges. Language barriers, documentation requirements, and landlord preferences can all impact your search. Many landlords in Japan prefer tenants who can communicate in Japanese, which is why working with a service like Omoroi Osaka can make the process much smoother. In cities like Osaka, Kyoto, and Kobe, there are thousands of available rental units at any given time, but not all are foreigner-friendly. This is where guidance becomes essential. At Omoroi Osaka, we help identify listings that are open to international tenants and assist with communication, paperwork, and scheduling viewings. Costs Involved When Renting Apartments in Japan Understanding the full cost of renting apartments in Japan is critical before you begin your search. Unlike many other countries, Japan has several upfront fees that tenants are expected to pay: Deposit (Shikikin): Typically 1–2 months’ rent Key Money (Reikin): Often 0–2 months’ rent (non-refundable) Agency Fee: Usually 1 month’s rent + tax Guarantor Company Fee: Around 50–100% of one month’s rent First Month’s Rent: Paid upfront Fire Insurance For example, if you’re renting an apartment in Osaka for ¥60,000/month, your initial move-in cost could range between ¥180,000–¥300,000 or more depending on the property. These costs apply across most areas including Kyoto, Kobe, and even smaller cities like Wakayama. How Long It Takes to Rent an Apartment in Japan The timeline for renting apartments in Japan is generally faster than many people expect, but it depends on preparation. Once you find a property, the application process can take anywhere from 3–10 days, depending on landlord approval and guarantor checks. However, finding the right property can take longer—especially during peak moving seasons like March and April. During this time, competition is extremely high in cities like Osaka and Kyoto, and many apartments receive applications within days of being listed. Working with Omoroi Osaka allows you to move quickly, schedule viewings efficiently, and secure properties before they are taken by other applicants. Documents Required for Renting Apartments in Japan To successfully complete the process of renting apartments in Japan , you will typically need: Passport Residence card (if applicable) Proof of income or employment Japanese phone number Emergency contact in Japan (sometimes required) If you are coming from overseas and do not yet have all of these, don’t worry—Omoroi Osaka can guide you through alternative options and help structure your application in a way that increases your chances of approval. Best Areas to Rent Apartments in Kansai (Osaka, Kyoto, Kobe & More) When considering renting apartments in Japan , location plays a major role in both price and lifestyle. The Kansai region offers a wide variety of options: Osaka: Best for city life, convenience, and affordability Kyoto: Ideal for culture, quieter living, and traditional neighborhoods Kobe: Great balance of city and coastal lifestyle Nara/Shiga/Wakayama: More space, lower prices, and relaxed environments Each area offers unique benefits, and depending on your goals—whether it's commuting, investing, or long-term living—we can help match you with the right location. - Seismic Resistance in Japanese Homes: Earthquake Standards, Safety, and What Buyers Need to Know
Japan is one of the most earthquake-prone countries in the world, and this has led to some of the most advanced seismic engineering standards globally. Seismic resistance in Japanese homes is one of the most important factors to consider when buying property in Japan, whether for personal use, investment, or akiya renovation. This guide explains how Japan’s seismic standards have evolved, what they mean for buyers, and how to evaluate a property’s safety. Seismic Resistance in Japanese Homes: Understanding Building Standards Pre-1981: Old Seismic Standards (Kyu-Taishin) Properties built before 1981 fall under what is known as the “old seismic standard.” These homes: Were designed to withstand moderate earthquakes Focused on preventing total collapse rather than minimizing damage Often lack modern reinforcement techniques For buyers, this is a critical point. Many pre-1981 properties are considered higher risk unless they have been properly retrofitted. In some cases, financing and insurance may also be more difficult. 1981 Revision: New Seismic Standards (Shin-Taishin) In 1981, Japan introduced a major update to its building codes. Under these standards: Buildings must withstand strong earthquakes (up to Shindo 6) without collapsing Structural balance and load distribution became much stricter Engineering calculations and design requirements were significantly improved This is the most important cutoff date in Japanese real estate. Properties built after 1981 are generally considered much safer. Post-2000 Improvements Following the 1995 Kobe Earthquake, further improvements were introduced around the year 2000. These updates focused heavily on wooden homes and included: Stronger connection requirements between beams and columns Mandatory use of metal fittings and reinforcement hardware Improved construction quality control and inspections Homes built after 2000 are widely regarded as the safest among standard residential properties, especially for wooden structures. Understanding the Japanese Seismic Intensity Scale (Shindo) Japan uses the Shindo scale to measure how strongly an earthquake is felt at a specific location. Shindo 4: Noticeable shaking with minor damage Shindo 5: Moderate structural damage may occur Shindo 6: Severe shaking with high damage risk Shindo 7: Extremely destructive Modern buildings in Japan are designed so that they do not collapse even during high-intensity earthquakes such as Shindo 6 or higher. Modern Earthquake-Resistant Construction Methods Taishin (Earthquake Resistance) This is the most common method used in residential homes. The structure itself is reinforced to resist shaking. Key features include: Shear walls Structural bracing Strong foundations Seishin (Vibration Control) This method focuses on absorbing earthquake energy. Buildings use dampers to reduce movement and internal damage. It is commonly used in newer homes and mid- to high-end properties. Menshin (Base Isolation) This is the most advanced method available. The building is separated from the ground using special isolation systems that absorb seismic motion before it reaches the structure. It is commonly used in: High-end residential buildings Tower mansions Commercial properties Seismic Design: Residential vs Commercial Buildings Residential Homes Modern houses in Japan are designed with: Reinforced foundations Shear walls for lateral stability Lightweight materials to reduce risk Flexible structures that absorb movement Wooden homes are engineered to flex during earthquakes rather than crack or collapse. Commercial Buildings and Condominiums Larger structures require higher levels of seismic performance and often include: Steel-reinforced concrete construction Tuned mass dampers Redundant structural systems Advanced vibration control technologies These buildings are designed not only to survive earthquakes but to remain usable afterward. Buying Older Properties: What You Should Check If you are considering an older property, especially one built before 1981 or 2000, there are several important factors to evaluate. Seismic Diagnosis (Taishin Shindan) A professional inspection that evaluates: Structural safety Weak points in the building Risk of collapse Seismic Retrofitting (Taishin Hokyo) Upgrades may include: Adding shear walls Reinforcing the foundation Installing metal connectors Adding seismic dampers Costs typically range from approximately 1,000,000 yen to 5,000,000 yen or more, depending on the property. Government Subsidies Many local governments in Japan offer: Free or discounted inspections Financial assistance for retrofitting These programs can significantly reduce the cost of improving an older property. Key Takeaways for Buyers 1981 is the most important cutoff for seismic safety Properties built after 2000 offer the highest level of standard safety Older homes can still be viable with proper retrofitting Always confirm: Year built Structure type (wood, reinforced concrete, steel) Seismic compliance status Conclusion Understanding seismic resistance in Japan is essential for making informed real estate decisions. While Japan leads the world in earthquake engineering, property safety can vary significantly depending on when and how a building was constructed. By focusing on seismic standards, construction type, and potential retrofitting, you can reduce risk and make smarter investment choices in the Japanese property market.
- Japan’s Kansai Property Showcase: Week 80 – March 2026 – Brought to You by Omoroi Osaka
Welcome to Japan’s Kansai Property Showcase: Week 80 – January 2026 – Brought to You by Omoroi Osaka. Reaching Week 80 is a bit surreal for us. When we started this series, the goal was simply to highlight interesting opportunities across the region and make the kansai property market easier to understand for international buyers. Since then, we’ve now introduced well over 600 properties across Osaka, Kyoto, Hyogo, Nara, and the surrounding areas. Watching the kansai property market evolve week after week has been an incredible experience, and we’re excited to continue bringing new listings and opportunities to readers around the world. For Week 80 , we are introducing six properties for sale across the Kansai region , each representing different price points, locations, and living styles. From homes with convenient commuter access near major train stations to quieter residential properties offering more space and value, this week’s selection highlights the diversity that makes the kansai property market so appealing for buyers looking to purchase in western Japan. As we mentioned earlier this year, Omoroi Osaka is also preparing several major updates behind the scenes . We currently have four different projects in development , some of which will be launching soon and others expected within the next six months. One of these projects is something we believe could become a major game changer for the Japanese real estate industry . Our goal is not only to make the kansai property market easier for foreign buyers to navigate, but also to improve how properties are discovered and analyzed for Japanese buyers and real estate agents as well. Agents currently spend many hours every month manually searching through listings, and we believe there is a much better way to connect people with the right opportunities. We look forward to sharing more details about these developments in the near future. As always, additional properties will be included at the end of this week’s showcase for readers who want to explore even more homes currently available throughout the Kansai region. There is no paid newsletter required —every week we publish these listings directly here on the blog so anyone interested in the kansai property market can follow along. Be sure to check back each Friday for the newest showcase, and enjoy browsing this week’s selection of homes. Up Week 80 That concludes Week 80 of Japan’s Kansai Property Showcase . Reaching this milestone is something we truly appreciate, as this series has now introduced more than 600 properties across the Kansai region since it first began. Each week we continue to explore new opportunities throughout the kansai property market, and this week’s six featured homes once again demonstrate the wide range of options available across Osaka, Kyoto, Hyogo, Nara, Shiga, and Wakayama. One of the strengths of the kansai property market is the diversity of housing opportunities available throughout the region. Buyers can find everything from convenient city homes near major train stations to larger residential properties located in quieter neighborhoods that still maintain strong access to nearby urban centers. This balance between accessibility, lifestyle, and pricing continues to make the kansai property market attractive to both local buyers and international investors looking for long-term value. As always, staying informed and prepared remains important when searching for property in Japan. Well-priced kansai property listings—particularly those located within walking distance of stations or in well-established residential areas—can receive attention quickly. Buyers who take the time to understand the purchasing process, review property details carefully, and work with experienced professionals will often find the process much smoother when the right opportunity appears. At Omoroi Osaka , our goal continues to be making the Japanese real estate process easier to understand and more accessible for international buyers. From helping clients navigate property searches and coordinating with licensed real estate agents to assisting with documentation, legal procedures, and closing support, we aim to provide guidance throughout every stage of purchasing property in Japan. Thank you for following Week 80 of Japan’s Kansai Property Showcase . We look forward to continuing to highlight new kansai property opportunities each week as more listings become available across the region. This week’s six featured homes highlight the continued movement we’re seeing across the region as we step firmly into March. The kansai property market is transitioning into the spring season with steady listing activity, balanced price ranges, and increasing buyer engagement throughout Osaka, Kyoto, Hyogo, Nara, Shiga, and Wakayama. A key theme this week is consistency. While ultra-low price points still generate strong attention, we are also seeing stable mid-range kansai property options offering solid structure, convenient access to transportation, and long-term livability. Well-maintained detached homes in commuter-friendly areas remain especially attractive to both lifestyle buyers and investors watching rental and resale potential. As always, properly priced homes are not sitting on the market for long. With the spring relocation period approaching, preparation remains critical. When the right kansai property appears, acting quickly — requesting documentation, reviewing zoning and property details, and scheduling viewings — can determine whether an opportunity is secured or missed. The pace may vary by city, but motivated buyers across the region are staying proactive. At Omoroi Osaka, we continue to support clients throughout every stage of the buying process across Kansai and all of Japan. From initial search strategy and property introductions to coordinating with agents, reviewing contracts, arranging judicial scriveners, and guiding clients through closing, our focus is to make the Japanese real estate system straightforward and transparent for international buyers. Because we work on the buyer’s side, our guidance remains objective and aligned with your goals. We are here to provide clarity, realistic expectations, and steady support as you navigate the evolving kansai property landscape. Thank you for following Week 78 of Japan’s Kansai Property Showcase. - Buying an Airbnb Property in Japan: A Guide to Airbnb Japan Investments
Japan has become one of the most attractive destinations in the world for tourism, and with that growth has come increasing interest from international investors looking to buy Airbnb properties in Japan . Cities like Osaka, Kyoto, and Tokyo consistently attract millions of visitors every year, making short-term rentals a potentially profitable investment. Interest in Airbnb Japan investments continues to grow as more international buyers explore ways to own property in Japan while generating rental income. For investors considering Airbnb opportunities in Japan, understanding the property acquisition strategies, licensing process, and local regulations is essential before purchasing a property. At Omoroi Osaka , we regularly assist international buyers exploring Airbnb investments throughout Japan. One of the most common misconceptions we see is that people focus only on how to run an Airbnb, rather than understanding how to acquire the right property first. In reality, the property acquisition strategy is one of the most important decisions you will make when considering an Airbnb investment in Japan. Understanding Airbnb Japan Regulations and Minpaku Licensing Before buying an Airbnb property in Japan, it is important to understand the legal framework surrounding short-term rentals. Most short-term rentals in Japan operate under the Minpaku law (Private Lodging Business Act) . This law was introduced in 2018 and allows homeowners to legally rent their properties for short stays. However, Minpaku comes with several important rules: • Properties can only be rented up to 180 days per year • The property must meet safety and fire regulations • Registration with the local government is required• A local management contact must be available In addition to Minpaku, some areas allow other forms of short-term rental licenses such as: • Hotel business licenses • Special zone Minpaku programs • Ryokan-style lodging permits Each option has different requirements and restrictions depending on the city and ward. Cities like Osaka, Kyoto, and Tokyo have particularly strict regulations , and some neighborhoods limit where short-term rentals are allowed. Because of this, working with professionals who understand the local rules can be extremely important when evaluating a property. A Common Mistake When Buying an Airbnb Property in Japan One of the biggest risks buyers face when trying to start an Airbnb in Japan is assuming that any property can become a short-term rental . In reality, that is not the case. Even experienced real estate agents cannot guarantee that a property will receive approval for a Minpaku license. Approval depends on multiple factors, including: • Local zoning rules• Building type and structure• Neighborhood regulations• Fire safety compliance• Building management rules (for condominiums) Because of this, the process of purchasing a property with the intention of turning it into an Airbnb often involves a degree of uncertainty . A buyer may purchase the property, begin preparing documentation, apply for the license, and ultimately either pass or be denied depending on the government’s review. This is why it is important to work with professionals who understand Airbnb property acquisition and licensing preparation , rather than simply purchasing a property and hoping it will qualify. The Three Main Ways to Buy an Airbnb Property in Japan When people search online for how to start an Airbnb in Japan, most articles focus only on licensing. However, there are actually three different strategies investors commonly use when buying Airbnb properties in Japan . Understanding these approaches can significantly reduce risk and help investors choose the structure that best fits their goals. Option 1: Buy a Property and Apply for the Minpaku License The most traditional method is to purchase a property first and then begin the licensing process. The typical process looks like this: Find a property that appears suitable for short-term rental use Purchase the property Renovate if necessary to meet regulations Work with a lawyer or licensing specialist Apply for the Minpaku license After submitting the application, the government will review the property to determine whether it meets all legal requirements. If approved, you can begin operating the Airbnb. However, this method carries the most uncertainty because approval is never guaranteed . Option 2: Buy an Existing Airbnb and Transfer Operations Later Another strategy investors sometimes use is purchasing a property that is already operating as an Airbnb . These properties often already have: • Renovations completed• Safety compliance improvements• A history of short-term rental operations In some situations, buyers negotiate a clause during the purchase agreement stating that the current operator will continue running the property for three to six months after closing . After that period: • The current management company stops operations• The existing license is discontinued• The new owner applies for their own Minpaku license Since the property has already operated successfully as a short-term rental before, the chances of approval can sometimes be higher. However, it is still not guaranteed . Option 3: Purchase an Airbnb Property and Lease It to a Management Company For many overseas investors, this is often the simplest and most stable strategy . Instead of running the Airbnb yourself, you purchase a property that is already used for Airbnb and lease it back to the professional management company that currently has the license for the property . In this structure: • The management company continues operating the Airbnb • They handle licensing, guests, cleaning, and maintenance • You receive a fixed monthly rent payment This arrangement offers several advantages: • Higher potential returns compared to long-term rentals • No operational responsibilities • Stable monthly income • Professional property management The management company keeps the additional revenue from bookings, while the owner receives consistent rental income each month . Many foreign investors prefer this model because they can own an Airbnb investment in Japan without managing the day-to-day operations . Why Location Matters for Airbnb Investments in Japan Properties that are suitable for Airbnb operations are often located in high-demand tourist areas . Cities such as: • Osaka • Kyoto • Tokyo • Fukuoka • Sapporo continue to attract millions of international visitors each year. Buying in these areas can provide two major advantages: Strong short-term rental demand Higher long-term resale potential Even if you eventually decide to sell the property, homes located in tourist districts often remain attractive to future buyers. An Important Question Every Investor Should Ask Whether you are purchasing an Airbnb, a vacation home, or a rental property, one of the most important questions to consider is: How will I exit this investment in the future? Investors should always consider: • resale demand• location quality• long-term market value Properties located in desirable areas typically provide greater flexibility when it comes time to sell . Working With Professionals When Buying Airbnb Property in Japan Buying an Airbnb property in Japan often involves multiple professionals working together, including: • real estate agents • legal specialists • licensing consultants • property management companies For international buyers unfamiliar with Japanese regulations, working with professionals who understand the process can make the experience much smoother. At Omoroi Osaka , we regularly assist international buyers who are exploring real estate investments across Japan, including properties suitable for short-term rental opportunities. Our role is to help buyers: • understand the Japanese property market• identify suitable properties• coordinate with licensed real estate agents• connect with professionals involved in licensing and property management Is Buying an Airbnb in Japan Worth It? Starting an Airbnb in Japan can be challenging, but it is far from impossible. With the right property, the right team, and a clear understanding of regulations, short-term rental investments can become a strong income-generating asset . Japan’s tourism industry continues to grow, and properties located in desirable areas often benefit from both short-term rental demand and long-term appreciation potential . For investors who approach the process carefully and structure their investment correctly, buying an Airbnb property in Japan can be a rewarding opportunity. If you are considering purchasing an Airbnb property or short-term rental in Japan and would like guidance on how the process works, Omoroi Osaka can help connect you with the right professionals and assist you in exploring suitable opportunities throughout Japan.
- Japan’s Kansai Property Showcase: Week 77 – February 2026 – Brought to You by Omoroi Osaka
Welcome to Japan’s Kansai Property Showcase: Week 77 – February 2026 , brought to you by Omoroi Osaka. As we move deeper into the early part of the year, the kansai property market is showing clear signs of acceleration. This week, our searches focused specifically on Shiga, Kyoto, and Osaka, and what we found — especially in Osaka — was impressive. Inventory is increasing, but so is competition, creating a fast-moving and opportunity-driven kansai property environment. Osaka in particular stood out this week, with a surprising number of homes listed under ¥10,000,000. Many of these properties are already renovated or in solid condition with little to no immediate repair needs. Even more notable, several are located within convenient distance to train stations, making them attractive for both end-users and investors. For buyers seeking value, accessibility, and livability, this segment of the kansai property market is looking especially strong right now. However, one major trend continues to stand out: properties are moving quickly. Over the past two weeks, I’ve had buyers inquire about homes that were only recently listed — and in some cases, they were already under contract or fully removed from the market. The kansai property market, particularly in the sub-¥10 million range, is highly competitive at the moment. If you find something that fits your criteria, timing is critical. Scheduling a viewing and gathering documents immediately can make the difference between securing a deal and missing an opportunity. Week 77 introduces six properties across Shiga, Kyoto, and Osaka that reflect both the value and the pace of today’s market. As always, Omoroi Osaka remains focused on helping buyers move efficiently, understand the process clearly, and act decisively when the right kansai property opportunity appears. This week’s six featured homes reflect not only the growing inventory across Shiga, Kyoto, and Osaka, but also the increasing speed of today’s kansai property market. February is proving to be more active than many buyers expect, with strong listings appearing — and in many cases, disappearing — faster than usual. One of the clearest takeaways from this week is momentum. Osaka in particular delivered a large number of properties under ¥10,000,000, many already renovated or in solid, move-in ready condition. Homes near train stations and within convenient commuting distance are drawing especially strong attention. While more kansai property listings are being posted, serious buyers are acting quickly, and desirable homes are going under contract shortly after hitting the market. As we move closer to the spring relocation season, competition is likely to remain steady. If you come across a kansai property that fits your criteria, timing matters. Requesting documents, confirming details, and scheduling a viewing as soon as possible can make all the difference in securing the opportunity. At Omoroi Osaka, our role goes far beyond simply introducing listings. We support buyers across Kansai and throughout Japan — from Osaka and Kyoto to Tokyo, Fukuoka, and more rural regions — guiding them through each step of the purchase process. From property research and agent coordination to contract review, negotiation support, and closing preparation, we work to make the Japanese real estate system clear and manageable for international buyers. Because we operate on the buyer’s side, our focus remains fully aligned with our clients’ goals. We are not tied to specific listings, allowing us to provide honest feedback, realistic expectations, and strategic guidance as you navigate the kansai property market. For those continuing their search, you’ll find additional kansai property listings below this week’s featured homes. These supplemental selections offer a broader perspective on pricing trends, location variety, and the types of opportunities currently emerging across the region. Thank you for following Week 77 of Japan’s Kansai Property Showcase. We look forward to bringing you more kansai property highlights next week as the market continues to evolve and new opportunities come to light across Japan. - How to Make International Wire Transfers for Real Estate Purchases in Japan
Buying property in Japan as a non-resident is absolutely possible — but one of the biggest questions foreign buyers ask is: How do I make international wire transfers for real estate purchases in Japan? If you don’t live in Japan and don’t have a Japanese bank account, understanding how payments work during contract and closing is critical. This guide explains exactly how foreign buyers transfer funds into Japan safely and efficiently for property purchases, inspections, renovations, taxes, and more. Understanding International Wire Transfers for Real Estate Purchases in Japan Japan operates largely on domestic-to-domestic bank transfers for real estate transactions. Sellers, real estate agencies, and judicial scriveners typically expect funds to arrive from a Japanese bank account. This creates a challenge for overseas buyers: No Japanese residency No Japanese bank account Large payments required at contract and closing That means funds must first be transferred internationally into Japan, then forwarded domestically to the appropriate party. This is where working with a trusted real estate agency, judicial scrivener, or consultation company like Omoroi Osaka becomes extremely important. Payment Stage 1: Contract Deposit (Typically 10%) When purchasing property in Japan as a foreign buyer, you will usually make a cash purchase if you live overseas. At contract signing, a 10% deposit is typically required. How It Works: You send an international wire transfer from your home country. The funds are sent to: The real estate agency’s trust account, or A consultation company assisting you, or In some cases, the judicial scrivener On the day of contract signing, that money is transferred domestically to the seller’s account. Because many private sellers’ accounts do not smoothly accept international wires, routing the money through a trusted Japanese intermediary ensures the deposit arrives properly and on time. What Happens If You Cancel? If you back out before signing the contract, the funds are returned to you (minus international remittance and transfer fees). This is why choosing a trustworthy company when making international wire transfers for real estate purchases in Japan is absolutely essential. Payment Stage 2: Final Closing Payment (Remaining 90% + Fees) Closing is when the remaining balance is due. This includes: Final 90% of purchase price Real estate agent commission Judicial scrivener fees Title registration fees Property acquisition tax (if applicable) Other closing costs The transfer process is usually the same: You send an international bank wire into Japan. Funds are received by the agency or scrivener. On closing day, domestic transfers are made to all required parties simultaneously. Because closing involves large sums, many buyers prefer traditional international wire transfers directly from their bank rather than online platforms. Wise vs. International Bank Wire Transfers Many buyers ask whether Wise (formerly TransferWise) can be used. For Properties Under ¥10,000,000 Wise can often be used successfully for: Contract deposits Lower-priced property purchases Inspection payments Renovation deposits However, Wise has become stricter with larger transfers and compliance checks. For Properties Over ¥10,000,000 For higher-value properties, we strongly recommend traditional international wire transfers from your bank. Benefits include: Clear transaction tracking Reduced compliance interruptions Higher transfer limits Greater peace of mind for large amounts When making international wire transfers for real estate purchases in Japan, reliability and transparency matter more than small savings on fees. Other Payments Foreign Buyers Need to Transfer Beyond contract and closing, overseas buyers often need to transfer money for: Property Inspections Home inspections in Japan are usually paid upfront. These are smaller payments and can often be handled via Wise or bank transfer to a local intermediary. Renovations If renovating before or after closing, payments are typically required in stages. Since most contractors only accept domestic Japanese transfers, funds must be routed into Japan first. Homeowners Insurance Fire insurance and earthquake insurance policies may require domestic transfers, though some insurers allow credit card payment. Property Taxes Annual fixed asset taxes are billed domestically. If you are overseas, a management or consultation company can help process these payments on your behalf. Why Trust Matters When Making International Wire Transfers for Real Estate Purchases in Japan Because payments must often be routed through a third party in Japan, you must: Verify company registration Confirm bank account details carefully Double-check recipient information Avoid sending funds to unknown individuals Reputable agencies and consultation companies will: Provide formal invoices Provide clear payment breakdowns Confirm receipt immediately Return funds promptly if contracts are not executed Never rush international transfers without proper documentation. After Purchase: Setting Up Utilities and Ongoing Payments Once you own the property and have services set up, many ongoing payments can be made by: Credit card Automatic bank draft (if you later open a Japanese account) Management company billing Utilities like electricity, gas, water, and Wi-Fi can often be linked to a credit card once service contracts are established. However, the initial purchase and renovation stage will almost always require domestic Japanese bank transfers. Final Thoughts Understanding how to make international wire transfers for real estate purchases in Japan is one of the most important parts of buying property as a foreigner. Japan’s system is safe and structured — but it relies heavily on domestic banking infrastructure. Without a Japanese bank account, overseas buyers must plan ahead and work with reliable professionals who can handle domestic forwarding transfers properly. If you are considering buying property in Osaka, Kyoto, Tokyo, Kobe, Yokohama, Fukuoka, or anywhere in Japan and need guidance on payment logistics, Omoroi Osaka can assist with coordinating transfers, documentation, inspections, and closing procedures. Making the process smooth, transparent, and stress-free is exactly what we specialize in.

Up Week 75 That concludes Week 75 of Japan’s Kansai Property Showcase. This week’s six featured properties continue to reflect the steady momentum building across the region as we move deeper into February. With a balanced mix of homes from different parts of Kansai, this week’s selection highlights the growing variety of kansai property opportunities becoming available as sellers prepare for the upcoming spring relocation season. As inventory gradually increases, buyers are beginning to see more choice in terms of location, price range, and property type. This time of year is often one of the most active periods in the market, not only in Kansai but across Japan as a whole. From Osaka and Kyoto to Hyogo, Nara, and beyond, new listings are appearing regularly, making it an ideal time for serious buyers to stay engaged and monitor emerging opportunities. At Omoroi Osaka, our role goes beyond simply introducing properties. We focus on supporting foreign buyers through the entire purchase journey, offering guidance, clarity, and on-the-ground assistance from the early search stage all the way through closing. While buyers in Japan typically work directly with licensed real estate agents, having a dedicated consultation partner who is working strictly on your behalf can make a meaningful difference. Our goal is to provide added reassurance, help bridge language and cultural gaps, and use our experience to help clients move forward with confidence. Because our support is centered around the buyer, our approach remains consistent regardless of the property being considered. We are not tied to any single listing or outcome, and our fee does not change based on the price of the home. This allows us to focus fully on what matters most — helping clients make informed decisions, coordinating with agents and professionals, and ensuring the process moves as smoothly as possible from start to finish. For those continuing their search, additional kansai property listings can be found below this week’s showcase. These extra listings provide a broader view of what is currently available across the region and can help buyers better understand pricing, location trends, and the overall pace of the market. Thank you for following Week 75 of Japan’s Kansai Property Showcase. We look forward to returning next week with more kansai property highlights and continued insight into buying real estate in Japan. - Property Inspection in Japan: A Complete Guide for Buyers in Osaka, Tokyo, Kyoto, Yokohama, and Fukuoka
Buying real estate in another country can feel overwhelming, especially when it comes to understanding the true condition of a home before committing. A Property Inspection in Japan is one of the most important steps for buyers considering houses, condos, or investment properties in major cities like Osaka, Tokyo, Kyoto, Yokohama, and Fukuoka. Whether you’re buying a personal home, a rental property, or a long-term investment, understanding how inspections work in Japan can help you avoid costly surprises and make confident decisions. How a Property Inspection in Japan Works A Property Inspection in Japan is typically arranged after submitting an offer on a property. Many buyers are surprised to learn that putting in an offer does not lock you into the purchase. In most cases: You submit an offer on the property You include a request to conduct an inspection The inspection is scheduled before the contract signing You can still walk away if you are not comfortable You are generally not fully committed until: The contract is signed The deposit has been paid Up until the contracting stage, buyers can usually back out without risking money. This is common practice across Japan, including in Osaka, Tokyo, Kyoto, Yokohama, and Fukuoka. When to Schedule a Property Inspection in Japan A Property Inspection in Japan is normally done after an offer is accepted but before the official contract date. This gives buyers time to carefully review the condition of the property and make a final decision. This period allows you to: Confirm the overall condition of the home Identify visible damage or settling Understand potential repair needs Decide whether to move forward with confidence This applies to both houses and condominiums throughout Japan. What Inspectors Check During a Property Inspection in Japan Most general inspections in Japan are visual inspections. Unlike some countries, inspectors usually do not open walls, remove flooring, or physically step onto the roof. A typical general inspection may include: Checking if floors are level using measuring tools Looking for cracks in walls or ceilings Inspecting signs of settling or movement Testing outlets and visible electrical points Using moisture meters to detect hidden dampness Checking windows, doors, and visible structural areas Using cameras or drones to view the roof from above These inspections focus on identifying visible issues rather than invasive testing. Specialty Inspections Available in Japan If you want more detailed information, there are additional types of inspections available for an extra cost, such as: Structural inspections Termite inspections Foundation inspections Mold and moisture investigations These are especially useful when purchasing older homes in areas like Kyoto, Osaka, or suburban Tokyo, where building age can vary significantly. A Practical Alternative Some Buyers Use Since many standard inspections are visual, some buyers choose a different approach. One option is to contact a local renovation company and have them walk through the property. While this is not a formal inspection, it can sometimes provide: A basic overview of visible issues Suggestions for repairs A detailed quote for renovation costs This can give you a strong idea of what needs to be fixed and how much it may cost. It can also help you plan future upgrades if you decide to purchase the property. However, this method does not produce an official report. For peace of mind, especially for overseas buyers purchasing property in Japan, a professional inspection is still the recommended and safer option. Why Property Inspections Are Important Across Japan From modern condos in Tokyo and Yokohama to older homes in Osaka, Kyoto, and Fukuoka, property conditions can vary greatly. A Property Inspection in Japan helps buyers: Understand the real condition of the property Avoid unexpected repair costs Make more confident purchasing decisions Plan renovation budgets in advance This step is especially valuable for international buyers who may not be able to visit properties multiple times.
